Wellen Park is the densest concentration of golf carts in South Sarasota County, and it is still being built. The West Villages Improvement District covers roughly 11,000 acres between US-41 and River Road, on land the developer says was the Berry and Taylor ranches for seventy years before development began in 2014. It carries a Venice mailing address but sits partly inside the City of North Port and partly in unincorporated Sarasota County. Mattamy Homes retired the West Villages name in October 2020; Sarasota Magazine reported about 8,000 residents then and a build-out plan of more than 20,000 homes and 60,000-plus residents. Downtown Wellen and CoolToday Park, spring training home of the Atlanta Braves, anchor the newer districts.

The neighborhoods, and what their carts need

IslandWalk at the West Villages. DiVosta built about 1,869 residences on roughly 830 acres between 2005 and 2021. It is the oldest big neighborhood in the plan, and its carts show it: the first waves are on second and third battery packs, and the resort-center run is a daily errand for most households. Grand Palm and Sarasota National. Neal Communities has been building Grand Palm since 2012 with the cart doing the daily round; Sarasota National is 2,400 gated acres with an Audubon-certified course and roughly 1,300 acres of preserve, which means long cart distances, and miles are brake and tire wear.

New carts fail differently

A 2010 Club Car DS with a flooded 48V pack fails in predictable ways: tired batteries, a burned solenoid, a corroded cable. The 2024 lithium LSV parked next to it in a Downtown Wellen garage fails in different ones: charge-port and onboard-charger faults (charger repair), battery-management shutdowns over a cell imbalance that look like a drive fault but are the pack protecting itself, throttle-sensor and programmable-controller glitches that look like a bad motor (motor and controller repair), and hydraulic brakes that are required equipment on a registered vehicle under F.S. 316.2122. Heat, storms, and the seasonal cycle

Wellen Park sits a few miles inland, so its carts get a little grace on salt corrosion compared to Venice island or Englewood. They get none on heat: NOAA’s normals for Venice put the average July and August high at 91.5 degrees, a closed cart barn runs hotter, and flooded packs lose water and sulfate fast in that. Sarasota County counts more than 85,000 seasonal residents, and a large share of Wellen Park’s carts sit from April to October; the October tune-up that waters, load-tests, and coats is the best money a seasonal owner spends. Ahead of a storm forecast we prioritize charger and battery calls so carts go in charged and unplugged.

Rules: two governments, one gate

Whether a public street in Wellen Park is a golf cart street depends on which side of the city line it sits: the City of North Port designates and signs cart streets under F.S. 316.212 inside its limits, Sarasota County in the unincorporated part, and each association governs its private roads, where most cart miles actually happen. A low-speed vehicle, titled and insured with a licensed driver, may use any road posted 35 mph or less under F.S. 316.2122. Ask us which one you own if the title does not say.
